Most people plan a Monaco move around the tax. The paperwork sets the date. Two documents decide how fast it goes: proof of somewhere to live and a letter from a Monégasque bank. Each one runs on its own clock.

What does a Monaco residency application need?

The list is short. You need proof of accommodation in the principality, owned or rented. You need proof of means, which in practice is a deposit with a Monaco bank, typically around EUR 500,000. You need private health cover and a clean criminal record. Applicants from outside the EU have one more step at the front of the queue: a French long-stay visa, type D, before Monaco will consider the file.

Handle the EUR 500,000 figure with care. It isn't a legal minimum. Banks set their own number, so treat it as the start of a conversation with your bank rather than a threshold written into law.

Should you buy or rent first in Monaco?

Buying sets its own pace. The usual sequence runs from offer to a preliminary contract at the notary, with a 10 per cent deposit held in escrow, then the final deed and registration. Along the way the state has a pre-emption window of about a month, and there's a 10-day cooling-off period. From offer to completion, allow two to three months. There's no nationality restriction on buyers, so any delay is procedural.

A lease is quicker to evidence, and that matters more than most buyers expect. Signing one gives you the housing document while you take your time over luxury real estate in Monaco. Monaco sits at the top of Knight Frank's prime residential index, and a million dollars buys less floor space there than in any other market the index covers. It's a poor place to buy against a deadline.

Why does the bank letter take longest?

When a Monaco timeline slips, it's usually at the bank. The letter the application needs comes only after the bank has opened the relationship and run its own checks on you and your money, and it works at its own speed. Start that conversation before you look at a single property, not after you've agreed a price.

How do Monaco residence cards progress?

The first card is temporary: valid for one year and renewable. After three years you can move to the ordinary card, which runs for three years. After ten years comes the privileged card, valid for ten. Each step rewards staying put, so plan the first decade rather than the first year.

In what order should you do it?

  • Open the bank relationship and agree the deposit the bank expects.
  • If you're from outside the EU, secure the French type D visa.
  • Sign a lease, or start a purchase and allow two to three months to completion.
  • Arrange private health cover and a criminal record certificate.
  • File for the temporary card, and put the first renewal in the diary straight away.

Read how a Monaco residency application works before you fix any dates, and build the plan around the slowest item on the list. It's rarely the one people expect.

Why does the order matter for tax?

Monaco hasn't charged personal income tax since 1869, and residents pay no wealth tax, no annual property tax and no capital gains tax. French nationals are the exception: under the 1963 convention with France they stay liable to French income tax. Spouses, parents and children inheriting Monaco-situated assets pay 0 per cent. None of it applies until the card is in your hand, which is why the order of the paperwork deserves as much thought as the choice of flat. The cost-of-entry side, including transfer duties, is covered in Monaco residency in 2026.
