Every prime market has a top layer that prices on its own logic. In Marbella that layer has a name, La Zagaleta, and the gap between it and the rest of the town is wide enough to deserve a proper look.
How big is the La Zagaleta premium?
Start with the official baseline. Spain's Ministry of Housing put the average appraised value of a home in Marbella at EUR 4,528 per square metre in the second quarter of 2026. Agency figures from mid-2025 put the Golden Mile at around EUR 6,789 per square metre. In La Zagaleta, indicative values start above EUR 14,000 per square metre, with homes reaching about EUR 40 million.
Those figures measure different things, so read the ratio loosely. An official appraisal average across every home in the town isn't the same as an agency figure for its best addresses. Even so, the order of magnitude is clear: the estate prices at roughly three times the town average and about double the Golden Mile.
| Area | EUR per square metre | Basis |
|---|---|---|
| Marbella, all homes | 4,528 | Ministry of Housing appraisal, Q2 2026 |
| Golden Mile | about 6,789 | Agency figure, mid-2025 |
| La Zagaleta | above 14,000 | Indicative |
What does the premium pay for?
Buyers paying it are mostly paying for control. A gated estate decides who comes through the gate, how densely the land is built and what the neighbours can and can't do. The Golden Mile offers the address. La Zagaleta offers the address plus a set of rules that stay in force after the sale.
The clearest signal of how the market values that control came in December 2024, when Abu Dhabi's Modon Holding bought La Zagaleta outright. An institution buying the whole estate is a bet on its scarcity and on the management that protects it. Gulf buyers matter on this coast generally: Fine & Country puts them at around 8 per cent of foreign buyers on the Costa del Sol, and the fastest-growing part of the premium market.
Is the Marbella market behind it?
Knight Frank's prime index showed Marbella up 8.1 per cent in 2025, against a global prime average of 3.2 per cent. That's a market with momentum, and a premium estate rides it harder in both directions. Access helps too: Málaga airport, Spain's fourth busiest, is 40 to 60 minutes by road, and the flight from London takes under three hours. How Marbella sits against Mallorca and Barcelona is covered in the Spanish property market in 2026.
What should you ask before paying it?
- Who manages the estate now, and what has changed since it changed hands?
- What can be built on the plots around yours, and who decides?
- How deep is the buyer pool when you come to sell at this price?
- What do the annual estate charges cover, and how have they moved?
Is the tax different on a gated estate?
The premium buys privacy, not a different tax position. A resale anywhere in Andalucía carries a flat 7 per cent transfer tax, and a new build 10 per cent VAT plus 1.2 per cent stamp duty. Owners above the solidarity tax threshold should also know that Andalucía's wealth-tax relief is no longer a clean 100 per cent: since 2024 it only brings the regional bill down to the solidarity tax amount, so the owner pays that amount as regional wealth tax instead.
For what's available across the town rather than behind one gate, see Black Privé's Marbella collection. Walk the estate before you look at the price, and ask the four questions above while you're there.
